This is Chet, in his Sunday best, seated on “Shorty”. I can tell you being dressed like this generally happened for two occasions, a Saturday dance or Church. There was a family rule. If you went to the first one you were going to the second one. The hat is today what we might call a,”Tom Mix” hat. Chet said they wore Stetson hats. From time to time he would explain with some detail the quality and he and his brother Rex’s personal preference. You’ll notice the pants. They “could” fit over the boots, but why hide a perfectly good pair of boots. Chet wore cowboy boots until the last few years of his life, although he did start turning the pants over the boots. This is #2 in a series of feature articles about a real cowboy his horse and Cottonwood Horse Property Homes For Sale.

The horse in the picture is Shorty. As you can see being about 15 hands he wasn’t short. All my life my Grandfather told me stories. He seemed to have an inexhaustible supply. When he was about 87 years old he told me a story I had never heard him tell before. We were visiting and the subject of his horse Shorty came up. Grandpa said that Shorty was the kind of horse that would just stand his ground until a better horse showed up. I didn’t know quite what to say so I was silent. If you know anything about a good storyteller you know, #1 they are patient, #2 they understand the value of timing and #3 they can work with an audience that is SLOWWW. Looking back Grandpa seemed quite relaxed at the time. It was as though he was used to this sort of thing. He paused and waited until it was quite clear that I wasn’t going to get IT. Then he quite deliberately repeated the setup line,”Shorty was the kind of horse that would stand his ground until a better horse showed up.” By now I knew he was patiently working with a slow audience (me) and I gathered my response,” Did a better horse ever show up?” Grandpa paused just the proper amount of time to insure a reasonable amount of attention ,on my part, and he replied,”Never did.” You see a Real Cowboy would never outright BRAG on his horse, but he will tell you a story. Why Is It More Blessed To Give Than To Receive?

Have you ever asked yourself,” Why is it more blessed to give than to receive”? Perhaps you’re asking yourself,”what does this have to do with real estate“? Hopefully by the time we finish this post you’ll see how this principal plays a part in most everything we do.

Most of us know the Words;”It is more blessed to give than to receive,”. I don’t know about you, but I just took those words at face value. I accepted them without much understanding. I thought perhaps it was the feeling or sense of satisfaction that comes from giving that provided the blessing. Not that there isn’t some truth to that. But more recently as I’ve considered this principal some additional thoughts have come to mind. Cottonwood homes for sale

I would like to use a farming analogy; We’re all familiar with the Words,” You reap what you sow,”. What if giving is like seed and receiving is like harvest. If that is true then to receive a gift would actually be the end of a sowing and reaping cycle. The gift received can be enjoyed, to be sure. It can even be stored. But that is the end of the cycle unless a portion of that gift is planted again. Now consider the giver. Being like the farmer he plants a seed, by the giving of his gift. Now he has positioned himself to receive another harvest. He has started something that can’t be stopped. It’s a natural law. It’s bound to return to him. What about the ground? Every wise farmer wants to plant his,”seed” in good ground. It would appear that the best ground is that ground ( that place or person) that can’t give back in return. If that is true then it becomes easy to identify good ground. If someone is in need and they aren’t in a position to return the gift then they qualify as,”good ground”. Cottonwood homes for sale

As I view people and businesses that are doing well, especially in these times, they seem to have something in common. They have developed giving, as a core value. What I mean is they don’t isolate their giving. It effects everything they do. It’s more than just treating family well. Everyone does that (well Ok, there are a few exceptions). I’m talking about are those people that are sowing into their neighbors, co-workers and strangers. I’m talking about companies that are sowing into their employees, clients, community and even their competition, in their time of need.

People might want to know what a real cowboy looks like. I would like to share a bit about the cowboy in the photograph. The cowboy’s name is Chet and that is his horse Shorty. Chet was born and raised in the cowboy way of life. While later in life he did many things, that early part of his life had a defining influence on him. Perhaps it was breaking horses and working on cattle drives on what was part of the Old Chisholm Trail. Or maybe it was just the responsibility of working on the family cattle ranch. But no matter what Chet did he had a bit of that cowboy way about him. If things in life got a bit wild Chet would just ride it out and end up all the better for it. What he started he would see through. I am truly grateful for the influence Chet had on my life. Chet was my grandfather. I’ll never forget his cowboy ways. STEP 4 – Process the Information: As we process the information from our Market Evaluation we will assist you in the next step in Selling your home. We will consider your property and ownership position relative to 1 of the following 4 categories:

1. MARKET PRICE RANGE IS ACCEPTABLE:Result = You and your home are in a position to sell and you are ready. If this is the case then we can complete the next 4 steps in pursuing your Cottonwood home for sale

2 MARKET PRICE RANGE IS UNACCEPTABLE:Result = The market range is below what you would like to sell your home for. You don’t need to sell and are happy in your present location. No problem sit back and relax. Life is good. Due to the historic increases in values many homeowners began to view their home as being primarily an investment. My humble opinion is your home is primarily a place to live. Generally homes make great investments, but no matter what families have to live somewhere.

3. MARKET PRICE RANGE & NEGATIVE EQUITY:Result = The likely sale price range is below what you owe on your home. If you don’t need or want to sell your home sit back and relax. Life is good. But if you need or want to sell you may want to consider a Short Sale. There are numerous issues to look at when considering Short Selling a home. We have a short list of questions to initially determine the prospects of Short Selling your home. Approximately 30% of all homes in a negative equity position are not candidates for Short Sale. But that being said 70% of the homes are. So with a clear plan and Lender cooperation a sale is still possible. Note: In Short Sales the Lender pays all Realtor Commissions.

4. FORECLOSURE: You have determined your home and your ownership position are not candidates for Short Sale. This is a challenge many have faced in the nation. It’s not the end of the world. It’s an event and an experience that will pass. This is still a time to conduct financial planning going forward. We recommend that you don’t go it alone. Take advantage of family, financial planning and church support available to assist you through this challenging time. Use this experience as an opportunity to learn and grow. As challenging as this is anticipate better days ahead.
